California Roommate Agreement

California tenants, bring in a roommate to share your tenancy and split the rent with this easy-to-use Roommate Agreement.

The Agreement must also be consented to by the landlord.
The rent, security deposit, utilities and other costs are to be paid equally by the roommates, or, alternatively, there is provision to set out how much each party will pay.
The roommates are each responsible for the conduct of their guests. Overnight guests cannot stay longer than a specified number of consecutive days without written consent from the landlord.
Each roommate must keep the premises clean, tidy and free of damage except for regular wear and tear.
If the roommate wants to terminate his/her tenancy, he/she is responsible for finding a replacement.
The Agreement contains the Megan's Law Disclosure for registered sexual offenders, and a Lead Paint Disclosure form.
