- The tenant is responsible for paying gas, electric, phone, water and television charges for the property, as well as council taxes.
- The tenant must keep the premises clean and in good order and repair, and is responsible for paying for any damage.
- No pets, alterations or redecorating are allowed without the landlord's consent.
- The landlord is responsible for maintaining and repairing the exterior of premises (and installations for water, heating, etc.), and for keeping the property insured.
- Upon any breach of the Agreement by the tenant, the landlord may take possession and determine the tenancy.
